How do we get started?

Foundation, Structural And Brick work Details:

Foundation:

Minimum 5’ below the ground level.

Basement height 3’ above the ground level.

Basement filling with red gravel.

In a ground level we connect with the ground beam as per proper structural design.

Lintel Height 7’, Roof Height 10’ & Parapet Wall of 2.5’ Height, 4.5” thick Roof Slab.

We provide Cupboards and loft for all rooms as your wish.

Structural:

M-sand will be used for the construction. 

Cement used in the site will be of CHETTINAD/RAMCO. (43 & 53 Grade).

TMT bars of grade Fe 415 / Fe 500 of ISI brand (6mm,8mm,10mm,12mm & 16mm).

M20 Grade Concrete for all RCC work.

M15 Grade Concrete for PCC Work.


Brick Work:

We use red clay chamber bricks and for basement fly ash bricks are used

9” Thick brick wall for external & 4.5” thick brick wall for internal partition  walls. 

1:6 Cement Mortar for Brick Work. 

1:3 Cement Mortar for Ceiling Plastering.

1:5 Cement Mortar for Wall Plastering.

How do we moving further?

Tiles And Carpentry Work Details:

Tiles:

2’ x 2’ Vitrified Tiles of KAJARIA / SOMANY / RAK or Equivalent.  Skirting of 4” Height all around the wall.

For kitchen Colour Glazed wall tile 4’ height

For bathroom 10’ height digital wall tile and Anti-skid flooring tiles for Toilet floorings.

Granite slabs for kitchen table and pooja table

Anti Skid Parking tile in portico.

                             Cupboard slabs are cuddaph one inch thickness.

Carpentry Work:

First quality Teak for the Main Door and Main Frame.

2nd quality Teak Wood for frames and Windows / UPVC Windows with best Quality.

Flush Doors for Bed Rooms and PVC Door for Bathrooms. 

Brass Fittings for Main Door.

SS and aluminum fittings for Doors and Windows.

12 mm MS square rod for Grill Works.

Plain Glass/ Designed Glass will be used for windows.

Front and back side MS safety gate will be provided.

How do we going to finished?

Electrical, Plumbing And Painting Works:

Electricals:

Concealed Copper Wiring in PVC conduits of 2mm and 1.5mm thick. 

Concealed Copper Wiring of FINOLEX wire. 

Metal Boxes for switches. (ANCHOR, LISHA)

DB Box (LEGRAND) 

For all rooms more than enough electrical points are provided.

Provisions for AC points for all rooms and floor lamp and fan provisions.

Geyser point and Exhaust fan provisions for bathrooms. All Electrical appliance connect with 5Amps and 15Amps sockets (whichever needed) 

For hall and all rooms Crompton tube lights, foot lights (LED), bathroom lights (LED) compound wall and outside lights, calling bell and etc.. 


Plumbing:

Closet Wash Basin Wall Mixer and other fixtures of PARRYWARE / HINDWARE. 

Fittings like Taps, Health Faucets, Shower etc of METRO/ PARRYWARE or EQUIVALENT.

Stainless Steel Kitchen Sink – Single panel.

PVC / UPVC / CPVC pipes of high quality ISI pipes will be used.

Separate concealed plumbing lines for Cold / Hot water with Internal Geyser provision.

For Plumping from motor to all lines. Shower, heater line, IWC, EWC, water purifier line, dining wash basin, washing machine line, outer service line, and 1000 ltrs water storage pvc tank (sintax) 2 No’s


Painting:

Internal Walls with Two coats of putty, One coat of Primer and Two coats of Emulsion [ASIAN]

ACE / APEX Paint with Anti-Fungal Weather proof Paint for exterior walls front elevation and front compound wall 2 coats putty.

Enamel Paint for Grill, Railing and Steel works. Main door and frame polished other doors and windows paints. 

Terrace Floor and Excluding Work

  

Terrace Work:

Concrete floor finish using (6mm aggregate) for terrace with proper slope

Weather control Red clay tiles or white cooling tiles.


      Excluding Work From Specifications:

      Building approval, E.B service cost not included

      Bore well Corporation water connection not included

      Compound wall, Sump, septic tank, Rainwater harvesting, choke pit not included

      False ceiling, wardrobe, solar system, Cctv provisionsnot included.
